Please bring the following items with you to your closing:
• A valid, unexpired government issued photo ID
• Original title insurance policy
• Certified funds as required according to preclosing estimate
• Checkbook for any expenses not included in preclosing estimates
• Original Power of Attorney, if applicable
• Forwarding address and updated contact information
At a typical closing a seller will sign the following documents:
• HUD-1 Settlement Statement – Provides an itemized listing of all the funds that are paid by, for and on behalf of the buyer and seller
• Deed – Transfers title of the property to the buyer
• Affidavits – Formal sworn statements signed and witnessed
• Disclosures and Acknowledgements
• IRS Form 1099 – Reports the sale to the IRS
