Please bring the following items with you to your closing:
A valid, unexpired government issued photo ID
Original homeowners insurance declaration page
Certified funds as required according to preclosing estimate
Checkbook for any expenses not included in preclosing estimates
Original Power of Attorney, if applicable
Any other documents required by your lender
At a typical lender financed closing the documents a buyer will sign include, but are not limited to:
HUD-1 Settlement Statement Provides an itemized listing of all the funds that are paid by, for and on behalf of the buyer and seller
Promissory Note Outlines the terms of the loan, including the principal amount, interest rate, and maturity date
Security Deed Secures the property as collateral for the loan
Affidavits Formal sworn statements signed and witnessed
Disclosures and Acknowledgements
IRS Forms Verifies social security numbers and gives lender authorization to verify information with the IRS
